CHECK-IN IS AFTER 4:00 P.M.

ENTRY

o Your keyless entry code will be provided to you after the Rental Agreement has been signed and full payment has been received.

o The entry code is usually set from 3:30 P.M. on the first day of vacation to 11:30 A.M. on the final day. Please note that check-in/checkout remain 4:00 P.M./11:00 A.M. The code settings offer a bit of flexibility in case you arrive a few minutes early AND the cleaner has finished AND the Host approves early entry, or if you depart at 11:00 A.M. but immediately discover that you've left something behind.

o We love to offer early check-in, if possible, but gratis early check-in is not guaranteed and cannot be requested until one day before your Osprey Landing vacation begins. If you want a guarantee of early check-in, we might be able to lock it in with payment of an additional fee.

o If you are offered early check-in/late checkout, remind the Host to reset the entry code.

o Early check-in can rarely, if ever, be offered in-season.

o If you arrive after noon but before 4:00 PM, you may enjoy the dock. Please don’t ask the cleaner for permission to enter the home for any reason. You may enter the home after confirming with your Host that the cleaner has left and you are approved to enter.

o Let her if you have any questions or if anything needs attention

o Problems at Osprey Landing should be reported to Kate immediately.

Parking

There is limited parking in front of the garage and on the driveway. If you have more than two cars, consider parking on Dovey Road for ease of egress.

Important

If there is anything that could make your vacation more enjoyable, let your Host know.

HOUSE MANUAL

LINENS

Kitchen and bed/bath linens and towels are provided. You should plan to make up the beds before sleeping in them.

Each full bathroom is stocked with bath mats and ample sets of bath towels, hand towels, and wash cloths.

The half bath and kitchen are supplied with towels and a dish cloth.

Sets of sheets are placed on each of the beds. Extra blankets and pillows are located in the cabinet to the left of the downstairs tv.

No need to wash soiled linens. Review check-out instructions for proper disposition of dirty laundry.

You might want to bring beach towels for your water and boat use.

KITCHEN

The fully stocked kitchen offers everything you need to cook, visit, dine, and enjoy your vacation, including:

• Glasses, dishes, coffee mugs, silverware

• Pots, pans and cooking utensils

• Drip coffee maker and Keurig

• Toaster

• Microwave

• Blender

There are usually some opened items in the cabinets that you may use, including salt and pepper and a few other spices, sugar and sugar substitute, dry creamer, condiment packages, dishwasher pods/soap, dish detergent, napkins.

Osprey Landing is on a septic and the kitchen disposal is not to be used. Plan to capture your food waste and throw it in the trash. Respect the septic.

DECK

Two decks provide guests with casual outside space. The doors to the deck are a bit tricky to lock, so you'll want to read the directions printed above the handle. It's easy once you get the hang of it - just pull up on the handle as you turn the lock mechanism.

The top deck can be accessed from the dining area, living room, and master bedroom and has:

• Grill and propane (extra propane tank located under deck)

• Dining table and chairs

• Deck chairs

• Hot tub

The lower deck is accessed from the family room and twin bedroom and has:

• Hammock

• Cornhole boards

HOT TUB

• Turn up the heat when you arrive and leave it there during your vacation.

• The key to unlock the latches is located in the brown chest on the floor to the left of the fireplace – it’s a small black plastic key on a white loop.

• Laundry detergent, soap, and body lotions are the worst causes of foam in the hot tub. To keep the water sparkling, shower and rinse your suit with plain water thoroughly or run it through the washer without any soap before you get in the tub.

• If the water gets foamy, a small capful of the defoamer (located in the same brown chest) will make the foam disappear.

• For safety, and especially if you have kids with you, buckle the four latches on the cover when the hot tub is not in use. Be sure to lock it when you're away from the home.

• Do not allow anyone under 18 to use the hot tub unless accompanied by an adult.

• Hot tub rules for safe and healthy use;

o Refrain from entering a hot tub when you have diarrhea.

o Avoid swallowing hot tub water or even getting it into your mouth.

o Shower or bathe with soap before entering the hot tub.

o Exclude children less than 5 years of age from using hot tubs.

o Avoid drinking alcohol before entering the hot tub or during hot tub use.

o If pregnant, consult a physician before hot tub use, particularly in the first trimester.

• Listen to the hot tub and its surroundings. What should you notice?

o No odor; a well-chlorinated hot tub has little odor.

o A strong chemical smell indicates a maintenance problem.

o Smooth hot tub sides; tiles should not be sticky or slippery.

o Hot tub equipment is working; pumps and filtration systems make noise and you should hear them running.

o Hot tub temperature; the water temperature should not exceed 104˚F (40˚C)

INDOOR FIREPLACE

• Flip the light switch on the wall to the right of the fireplace and, viola, ambiance.

• Turn it off when sleeping or when you leave the house, for safety reasons.

LAUNDRY

The washer and dryer are located in the closet leading from the front hall to the queen bedroom. The upper dryer cabinet is a specialty feature that you should not need on vacation.

There is often some laundry detergent in case you need to wash and dry your items. Don’t worry about washing linens provided for your use – that’s our treat to you.

AROUND THE HOUSE

• TV with DISH in the living room

• Shuffleboard table

• Air hockey

• Wii and controllers (located in top left drawer of the cabinet, beneath the player)

• Guitar Hero Guitars (located in the closet under the stairs)

• Games and puzzles

• Books

• Videos/DVDs

• The garage is not provided for guests' use

You might want to use the space heater in the lower level bedroom. Be sure there is clearance from any flammable material and turn it off when no one is using the bedroom.

If anyone in your party could use a walker, bedside commode, or shower stool, let Kate know. She might be able to furnish them.

WIFI

The Internet network is Lakehouse WIFI and the password is Eaglelanding34.

If you press the voice instruction button on the TV remote and say, “Show my WIFI password,” it will pop up on the TV screen.

SEPTIC

• Treat the septic system gently by only flushing or draining natural waste and one-ply toilet paper.

• Do not use the kitchen sink garbage disposal - only water and soap go down the drain.

• Never drive on the grass.

TRASH

The trash cans will be empty upon your arrival.

Bagged trash will be picked up on Monday at the house - you do not need to move it to the road, but it would certainly help the trash service if you do.

Be sure to bag all trash! Just leave it in the cans at the house upon your departure.

FIREPIT

Enjoy fires in the fire pit, but BE SAFE.

• Thoroughly extinguish the fire after each use.

• Firewood is not provided.

• You are welcome to pick up any fallen sticks/logs to feed the fire.

• Be sure to contain all combustible material in the pit.

DOCK

The boat lift is not provided for guests' use. If the owner's boat is present, please do not allow anyone to play on it.

The dock has a screened in dining area with a table and chairs.

You're welcome to park jet skis on the floating dock and to tie up your boat on the dock.

Do not allow anyone to dive off the dock or climb on the dock roof. Water depth at the end of the dock is 2.5-3.5 feet. There is a channel to the dock, so watch your depth gauge to ensure you stay in the channel.

Watch your depth gauge carefully and proceed slowly.

Osprey Landing does not have a boat launch. Plan to use a local marina, such as Hunters Landing at The Cove which is about 10 minutes away at 6320 Belmont Road, Mineral, VA 23117, (540) 854-5756.

Osprey Landing provides four kayaks for your use. Three are single kayaks, and one accommodates two people. You’ll find four life jackets in the deck box near the kayaks.

Osprey Landing is on the public side of Lake Anna.

SAFETY FIRST

We hope you enjoy your vacation at Osprey Landing and Lake Anna.

The following "Don'ts" are reminders for you and your guests’ safety.

• NO FIREWORKS. Any violation will result in a $100 charge.

• Swim at your own risk.

• Jumping - Do not jump off the dock or the boathouse roof. Water near the dock is 2.5-3.5 feet deep. Any jumping or diving would be extremely dangerous.

• Firearms - Do not allow anyone to fire any kind of firearm, including BB guns, on or around the property.

• Supervise children at all times. Water, hot tubs, fires, and other home features are such fun, but accidents can happen.

• Trampoline. Although there is a trampoline at the home, it is not provided for guest use.

FIVE STAR VACATION

• Our goal is to provide you a 5* vacation.

• Report any problems at Osprey Landing to Kate immediately at (540) 907-2353 so they can be addressed.

• If something breaks or malfunctions, let Kate know so she can remedy it during your stay, if possible, or make it right for the next guest.

• If anything could make your vacation more enjoyable, just let Kate know - she might be able to make it happen.

CHECK OUT INSTRUCTIONS

We loved hosting you and hate to see you go.

CHECKOUT IS BY 11:00 A.M.

TO DO LIST

• Wash dishes and put them away, including dishwasher items.

• Set AC at 80 degrees or Heat to 65 degrees, depending on the season.

• Empty the refrigerator and wipe it out.

• ALL TRASH MUST BE BAGGED.

o Bag trash and place it in outside trash cans (located under the deck).

o Trash from the dock should be bagged and placed in outside trash cans at checkout.

o Trash not fitting inside the can will be the Guest’s responsibility for disposal.

• SOILED LINENS

o No need to wash soiled linens.

o Place soiled bed sheets, bath mats, kitchen towels, and bath linens, (nothing else!!!) in the mesh bags and leave them at the front door.

o If other items require laundering, place them on top of the washer/dryer in the laundry room but NOT in the mesh bags.

• Lock all windows and doors.

• Turn off the inside and outside lights, ceiling fans, water, TV, appliances, washer/dryer, space heater, etc. Double check the coffee pot and lower level space heater.

• Remove food brought into the rental. However, dry goods, spices, and unopened food may be left for future guests to enjoy.

• Be sure no live embers remain in the fire pit.

• Report any damage/malfunctions/issues/recommendations to Kate so we can do our best to address it for the next guest.

• If you didn’t experience a 5* vacation, we hope you let Kate know during your stay so your concerns could be addressed.

SECURITY DEPOSIT

Following your vacation, Osprey Landing will be inspected and charges/damages assessed, if any.

For VRBO guests, VRBO addresses the security deposit hold on your credit card within 14 days.

For #bookdirect guests, the Owner will act on distribution of the security deposit after the inspection and assessment.
